What does it need to show?
The exact documents can vary by application type and planning authority, so check the current local validation list. As a practical starting point, include:
- A standard metric scale, normally 1:1,250 or 1:2,500
- The whole application site outlined clearly in red
- Any other nearby land owned by the applicant outlined in blue
- A north arrow and a scale bar
- Enough surrounding roads and buildings to identify the site
- Current mapping with the correct licence for planning use
Quick check: if the plan is printed at the stated paper size, it must still measure accurately at its stated scale.
How to create one
- Search for the site by postcode, address or map coordinates.
- Choose 1:1,250 for most urban sites or 1:2,500 for a larger or rural site.
- Centre the site and check that enough surrounding context is visible.
- Draw the red line around all land needed for the proposal, including access from the road.
- Add a blue line around any other nearby land you own.
- Check the north arrow, scale, paper size and licence details, then download the PDF.

What is the difference?
