Boundary and site-definition mistakes
A red line drawn only around the new structure, a necessary private access left outside, development shown on blue land or a boundary that differs between plans can leave the application scope uncertain. The red line is the application boundary, not automatically the title boundary.

Scale, context and mapping mistakes
Other recurring problems include an unidentified or incorrectly exported scale, no north point, a site cropped too tightly to locate, unreadable road names, old mapping, missing OS acknowledgement or licence details and use of a screenshot or title plan as though it were a planning location plan.
- State ratio scale and original paper size
- Include a scale bar
- Show sufficient roads, buildings or landmarks

- Open the exported PDF and check the complete title block
- Print at actual size when a paper copy is needed
Correct an invalid plan systematically
An invalid application has not necessarily been refused on its merits. Read the validation notice, identify the exact document and requirement, make a controlled revision and compare the replacement against the form, ownership certificate and every related drawing.
If a request appears unclear or disproportionate, ask the authority to identify the national or local validation requirement. Formal challenge routes differ: England has its own validation-dispute procedure, while Wales, Scotland and Northern Ireland follow different processes.
Ownership and certificate mismatches
A map can be visually correct but still conflict with the application form. If the red line includes a shared drive, neighbour's land or highway works, review whether the applicant is the sole owner and whether notices are required. Blue land should not contain works or facilities relied upon by the proposal merely to avoid an ownership issue.
Planning permission does not settle ownership or grant a private right to carry out development. Correct the site definition and certificate together rather than treating them as unrelated tasks.
Drawing-register and upload mistakes
Validators can receive the wrong plan even when a correct revision exists. Ambiguous filenames, duplicate drawing numbers, draft status, an old attachment left in the portal or a cropped upload can create contradictions that are not visible in the designer's source folder.
- List every issued drawing and revision
- Use descriptive filenames
- Remove draft and superseded files
- Open the uploaded or final local copy
- Check the authority's file-size and combining instructions
- State exactly what changed when responding to validation
